About Us

Our house is a classic Edwardian period residence, approximately 100 years old, and which now forms part of a Conservation area. This family run guesthouse has a fine reputation for its warm Yorkshire welcome, complemented by an ability to meet the demands of the most discerning clientele

The large percentage of repeat guests is testament to the popularity of the Balmoral.

Guests will find the bedrooms and the lounge, hallway, stairs and dining room decorated to a high standard throughout but retaining the unique and quality features of the period.

All the bedrooms are provided with every comfort that also includes ‘wi-fi’ Internet access.

A first-class quality full English breakfast is provided with vegetarian options available if required. Evening meals are available by prior arrangement as is use of a small meeting room, with lunch and refreshments available on request.

The Balmoral is cycle friendly with separate locked storage and a cycle washing facility is also available. We are also pet friendly for responsible owners by prior arrangement and at little cost.

The accommodation is of a 3 star standard as defined by the English Tourist board accreditation criteria.

Introduction

Our family guesthouse, with eight guest rooms, is located less than a mile from the busy town centre of Doncaster and a similar distance from the new Racecourse and Exhibition Centre. The house is an Edwardian detached property located in a Conservation area and is over 100 years old. The accommodation is of a 3 star standard as defined by the English Tourist board accreditation criteria. Although we aim to meet the needs of all our guests there are some period features which might make access difficult for people with limited mobility. We are located on a hill and all our rooms are at first floor level with steps that lead to the front porch and doorway. The first floor nature of our rooms does not permit their occupancy by wheelchair users.

Pre- Arrival

We are located along a busy arterial road on the north east of town ideally suited to arrival by car or bus. The train station is located in the town centre.

The nearest shops are less than a half a mile away.

The nearest bus stop is across the road.

There are numerous local taxi companies readily available.

We are a pet friendly establishment, by prior arrangement only.

Menus can be provided in large print if required but we do not have facilities to prepare documents in Braille.

Arrival and Car Parking

Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.

To ensure your accommodation is ready we ask guests not to normally arrive before 2.00pm. Earlier arrival may, however, be possible by arrangement.

Parking is on a level drive along the front and side of the house. Please park with consideration to other guests.

We offer assistance with luggage.

For guests arriving by bicycle we also offer secure facilities to the rear of the house with bicycle washing by hosepipe available.

Guests with special needs are asked to bring this to the attention of the owners at the time of booking and checking in, in-order that their particular requirements can be met in the unlikely event of a fire or the fire alarm being sounded.

Main Entrance

There are 5 steps leading to the front door the middle one of which is 24inches deep. There is no handrail.

The front door is accessed through the porch with a doorbell; please ring the bell on your arrival.

Guest Accommodation - Public Areas

The oak panelled hallway, from which the lounge and dining room are accessed, then leads onto the staircase.

The staircase has a quarter turn feature, after 2 steps and then a half turn after a further 12 steps. After the half turn, with its distinctive stained glass window, there are 8 more steps to the first floor. The staircase has a handrail along its full length.

There is a downstairs toilet for use by hotel guests and their visitors.

We have 8 bedrooms on the first floor; please see section ‘ Bedrooms’ for further information.

The hotel is centrally heated throughout and individual room temperatures can be adjusted to suit your needs. Both the Dining room and Lounge have independent ‘coal effect’ gas fires; the rooms are accessed directly from the hallway.

Lounge & Dining Room

Guests are welcome to use the lounge at any time and utilise the dining room for evening snacks or takeaways if required.

The lounge has two sofas and with straight back and easy chairs, coffee table, and TV.

A selection of local information, maps, magazines newspapers and board games are available in the lounge.

Breakfast and evening meals (available through prior arrangement) are served in the dining room.

We are not licensed for the sale of alcohol but these or other drinks may be consumed on the premises.

Bedrooms

All bedrooms are on the first floor, carpeted throughout and have the benefit of double-glazing.

Only 3 rooms are en-suite but all the bedrooms have wash hand basins, mirrors and shaving/ lighting points. Colour TV’s are present in all rooms.

Tea, coffee and drinking chocolate with complimentary biscuits are provided in all rooms.

We provide on request a hair dryer, torch, sewing materials, ironing facility, trouser press and a basic first aid kit. There is a bookcase for use by guests, which also contains magazines and a selection of maps.

Our beds are made with fitted sheets and duvets and pillows are feather and/or synthetic. Additional blankets are available in the wardrobes.

Each room has a wardrobe, chest of drawers, dressing table and additional seating.

Our Hotel has Wi-Fi availability throughout; please enquire as to the passwords required for laptop use.

There is a folder in each room, which contains a variety of further local information.

Bedroom 1

Is a standard single room at the rear of the property and accessed from the corridor immediately on the right as guests alight the stairs. The bed is accessed from one side only.

Bedroom 2

Is a standard double room also at the rear of the property and accessed from the corridor immediately on the right as guests alight the stairs.

Bedroom 3

Is a double en-suite room with a bathroom comprising a free standing electrically heated shower. The room is accessed directly from the first floor landing on the right hand side. The room is located on the side of the house.

Bedroom 4

Is a standard double room located at the front of the hotel and is accessed from the short corridor located from the front of the first floor landing.

Bedroom 5

Is a standard single room at the front of the hotel and is similarly accessed from the front corridor on the first floor landing. The bed is accessed from one side only.

Bedroom 6

Is a standard single room located at the front of the hotel and directly accessed from the first floor landing. The bed is accessed from one side only.

Bedroom 8

Is an en-suite double room with a 4-poster bed. It is located at the front of the hotel and accessed directly from the first floor landing on the left hand side. The bathroom has a freestanding shower the floor of the bathroom is tiled.

Bedroom 9

Is an en-suite twin room that can also be made into a triple room if required, the bathroom has a freestanding electrically heated shower. The room is located at the rear of the hotel and is accessed directly from the first floor landing.

Additional Information

There are further bathroom facilities available for guests in standard rooms. The bathroom includes a W.C., wash hand basin and bath with additional shower facility. The bathroom is accessed from the first floor landing on the left hand side along the corridor at the side of the hotel. There is an additional W.C. in the adjoining room.

The fire escape for first floor is accessed from the landing on the left hand side and leads outside to the side of the hotel. The staircase has a handrail and after 15 steps has a quarter turn with 2 steps before the door with a push bar.

The hotel is fully equipped with fire extinguishers, emergency lighting, smoke and heat detectors. Each hotel room is fitted with a smoke alarm, which are on a linked circuit. Please advise us if you have a hearing impairment, which may affect you hearing the alarms.

The building can be evacuated via the first floor fire escape or through the main door at the front of the building. There is also an exit facility through the kitchen and owners accommodation located at the bottom of the stairs and leading to the rear of the property.

We do not permit smoking in the house but you may smoke at the front of the hotel and ash trays are provided for your use.

We are happy to cater for special diets or dietary needs, please advise us at the time of booking or your arrival.

We are also happy to refrigerate any medication as required and store limited quantities of perishables if necessary.

There are no problems with mobile phone signals.

Garden

We are happy for hotel guests to sit in our garden, which is located at the rear of the house and accessed via the side of the property, through two gates. Guests must advise us of their intention to access the garden as a guard dog is owned by the proprietors and kept in the garden.
